Is Velora truly new construction in Sedona?

Yes. Velora is a brand-new townhome community at 10 Navajo Drive in Sedona, Arizona. Ten homes are complete, with four currently available for sale.

What are the floor plans?

Four plans from 1,334 to 1,486 square feet. The homes for sale today use three of them: Canyon and Brio are three-bedroom plans, and Dolomite is a two-bedroom plan with a flexible den.

What does the HOA cover?

Monthly dues cover water, community pool and spa maintenance, common area landscaping, exterior building insurance, the gazebo and pool house, and connected sidewalks. Dues start at approximately $353 per month.

The Velora Choice Credit

A 2% seller credit — up to $14,060 — is available on select early-release residences. It can be applied to a rate buydown, cash to close, closing costs, HOA prepayment, window coverings, rear-yard landscaping or move-in enhancements. On a home priced around $688,000 with 20% down at an assumed 6.5% note rate, a 2-1 buydown reduces the first-year payment by roughly $700 a month; a permanent buydown saves about $240 a month for the life of the loan.
